Booking and Cancellation Terms

Tervasen Lomamökit

By making a reservation, the customer agrees to the following booking and cancellation terms.

 

Booking

Reservations can be made either by contacting Tervasen Lomamökit directly or by booking a cabin through the reservation calendar on our website.

Tervasen Lomamökit will confirm the reservation by a separate email message and may request additional information from the customer if necessary.

 

Payment

Once Tervasen Lomamökit has confirmed that the cabin is available, the customer will complete the payment through the Johku booking system.

 

Arrival

The cabin is available to the customer from 4:00 PM on the day of arrival.

The customer must inform the owner of the estimated arrival time by phone call or text message at least 24 hours before arrival.

The keys will be handed over to the customer according to a separately agreed arrangement.

 

Departure and Key Return

The cabin must be vacated no later than 12:00 PM on the day of departure.

The customer must inform the host of their departure time by phone call or text message.

 

Cancellation Policy

Cancellations must always be made in writing by email to:

info@tervasenlomamokit.fi

Cabin reservations have a 28-day (4-week) free cancellation period before the arrival date.

• If the reservation is cancelled at least 28 days before arrival, the booking can be cancelled without additional charges, except for possible booking fees.
• If the cancellation is made 27–0 days before arrival, Tervasen Lomamökit has the right to charge 100% of the booking price.

Failure to arrive is not the same as cancellation.
If the customer does not arrive and the reservation has not been cancelled according to the terms, 100% of the booking price will be charged.

 

Travel Insurance

We recommend that customers obtain travel insurance to cover unexpected situations.

Tervasen Lomamökit is not obligated to accept free cancellations due to illness, medical certificates, or other personal reasons.

The cancellation policy applies to all situations, including cases where a family member becomes ill, has an accident, or passes away.

Possible compensation may be claimed from the customer's own travel insurance

 

Owner’s Right to Cancel the Reservation

Tervasen Lomamökit has the right to cancel the reservation in the event of force majeure, if the cabin cannot be provided due to circumstances such as:

  • fire

  • water damage

  • strike

  • natural disaster

  • official authority orders

  • or any other similar unavoidable reason.

The property owner or their representative has the right to access the cabin if necessary for urgent maintenance or inspection.

In such cases, Tervasen Lomamökit will refund the customer for the unused part of the rental, but will not compensate for any other possible costs incurred by the customer.

 

Disturbing Behaviour

If the reservation must be terminated due to disturbing behaviour by the customer or their guests, payments will not be refunded.

If the customer continues to cause disturbance despite a warning, the landlord has the right to terminate the rental agreement immediately.

Any damages or additional costs caused will be charged to the customer.

 

Customer Responsibilities and Liability

The customer must follow the cabin rules, instructions provided, and official regulations during their stay.

The customer is responsible for all damages caused by themselves or their guests to the cabin, its property, or third parties.

The customer must compensate for example:

• broken items
• missing property
• damages caused intentionally or through negligence.

 

Events at the Cabin

If the cabin is intended to be used for private events, such as:

  • weddings

  • large parties

  • meetings

  • or other gatherings

this must be agreed in advance with the landlord.

 

Cleaning

The cabin must be left in normal clean condition.

If the cabin is left in an exceptionally dirty condition, the customer will be charged additional cleaning costs exceeding normal cleaning expenses.

 

Complaints Regarding the Cabin

Any complaints regarding the condition or equipment of the cabin must be reported on the day of arrival so that possible issues can be corrected.

Complaints reported afterwards cannot be compensated.

Tervasen Lomamökit is not responsible for items left at the cabin.

 

Transfer of Reservation

Reservations may not be transferred to a third party without the consent of Tervasen Lomamökit.

If the transfer is accepted, we reserve the right to change the price or booking terms.

 

Limitation of Liability

Tervasen Lomamökit is not responsible for indirect damages that may occur to the customer, such as:

  • interruption of the trip

  • changes caused by weather conditions

  • technical disturbances (for example power outages, internet connection, television or other equipment)

  • situations caused by natural conditions or animals.

Tervasen Lomamökit is not responsible for personal belongings brought to or left at the cabin or its surroundings.

The customer is responsible for their own safety and the proper use of the cabin and its surroundings during their stay.

The landlord reserves the right to make changes to the cabin’s equipment or services without prior notice, provided that the changes do not significantly affect the content of the reservation.

This may apply in situations where:

  • equipment breaks down

  • certain equipment becomes unavailable.
